Smoke & CO alarms

Test/fit smoke and carbon monoxide alarms to current regulations, with notes on any remedials needed.

PAT

Portable appliance testing with itemised report, ideal for HMOs and furnished lets.

Emergency lighting

Function tests and reports for communal and commercial emergency lighting.

Fire doors

Fire door surveys and remedial recommendations for internal and communal doors.

1. Pay-as-you-go (per job)

Ideal if you're testing us out or have a smaller portfolio:

  • Send us the address and required checks or repairs.
  • Attendance usually within 3–5 working days.
  • PDF certificates within 24 hours of the visit.
  • Remedials quoted separately.

2. Ongoing portfolio support

For agents and landlords who want all maintenance and compliance off their plate:

  • We track EICR, gas and other compliance dates for your portfolio.
  • You send all safety and maintenance jobs to us.
  • We coordinate trades, access, updates and paperwork.
  • Monthly summary of what's been done and what's due next.

About Prop Compliance

Prop Compliance is a specialist maintenance and compliance coordinator supporting independent letting agents and portfolio landlords across London, Essex & Kent.

We focus on one thing: making it simple for you to stay compliant and keep tenants happy without having to juggle multiple contractors, spreadsheets and phone calls.

All gas work is carried out by Gas Safe–registered engineers, and electrical safety work (EICRs and remedials) is delivered by NICEIC/NAPIT-approved contractors. We take care of the coordination, so you always know who is going where, when, and what was done.

How it works

  1. 1. Book – Send the property address, access notes and required checks or repairs.
  2. 2. Attend – Our qualified contractor attends, usually within 3–5 working days (urgent jobs by agreement).
  3. 3. Certs & updates – PDF certificates and reports are delivered within 24 hours, with notes on any remedials needed.
  4. 4. Renew & repeat – We remind you before expiry and can re-book directly with tenants or your office. For ongoing agency clients, we maintain a simple log of all properties and expiry dates.
